Why would an association need an audit or review?

  • It may be required by the association's governing documents.
  • Your state laws may require it.
  • Concerns with how the financials and money are being handled.
  • A change in management companies and want to make sure the transition was smooth and complete.

 

What type of tax return is an association required to file?

  • It depends.  The simple answer is, for federal purposes, most residential associations will fall under IRC section 528 and file a Form 1120-H tax return.  However, the association has the option to file under IRC section 277, which requires Form 1120.  However, it is not always so simple.  There are many factors to consider.  You would need to discuss these options with your association's tax preparer.
  • For state purposes, that will depend on the state. Again, you would need to discuss these options with your association's tax preparer.

 

Each state has their own rules for governing residential associations.  For example, in California, associations are governed by: The Davis-Stirling Common Interest Development Act.

What's our Process?

We do our best to make the audit or review process as easy as possible for both the association and management company. We work remotely as possible. We request all information electronically when available. To follow is our standard list of procedures:

Proposal/Planning Stage

  • You complete our form online requesting a proposal
  • We request a few pieces of additional info, then email a proposal
  • Once board approves, we send engagement letter for electronic signature
  • After engagement letter is signed, we provide list of items needed and access to a portal to upload information

Procedures Performed

  • After information is received, we perform audit or review procedures
  • If any questions arise, we discuss with the board and management company to resolve
  • Once questions resolved, we prepare and send draft, adjusting journal entries (if applicable), and management representation letter to the board for review

Board Review and Finalization

  • Board reviews and asks any questions they may have
  • After all questions resolved, board approves and signs management representation letter
  • We release final report in digital format
